Share the location, occupancy and what you need help with.
Confirm the scope, visit schedule, access arrangements and fees.
Inspections and coordination follow your agreed plan.
Review updates, approve next steps and keep a record of work.
04 / PROPERTY INSPECTIONS
Scheduled visual checks cover the accessible areas agreed in your plan, from visible leaks and damp patches to doors, windows and general upkeep.
Visual inspections do not replace specialist structural, electrical or statutory assessments.
05 / MAINTENANCE COORDINATION
Help gathering repair requirements, arranging service visits and following up on agreed work. You review the proposed scope and costs before authorising chargeable work.
06 / TENANT SUPPORT
Support with property-related concerns, coordinating access for agreed visits and keeping owners informed of maintenance requests. Responsibilities remain aligned with the tenancy agreement.
07 / THE NILA TRUST SYSTEM
Clear observations and supporting photos help you understand your property’s condition.
Agree permissions in advance and review proposed spending before work proceeds.
Inspection notes, approvals and bills give you a practical history of your property’s care.
08 / KEY & ACCESS SECURITY
Agree who may access the property, for what purpose and how keys will be handed over. Define visit permissions and key custody arrangements as part of onboarding.
09 / TRANSPARENT APPROVALS & BILLS
Review the proposed work and available estimate. Confirm approval, then receive relevant bills and completion notes. Any emergency spending authority is agreed separately in advance.
10 / NRI & OUTSTATION OWNER SUPPORT
Know what needs attention without being on the ground. Agree a practical communication schedule, review updates remotely and make informed decisions from wherever life takes you.
11 / PROPERTY HEALTH REPORTS
A useful report connects observations with action: what was checked, what needs attention and what happens next.
Review photos, open issues and completed work in the reporting format and schedule agreed for your plan.
